The minimum investment is €800,000 for prime areas including Attica (Athens), Thessaloniki, Mykonos, Santorini, and islands with a population over 3,100. There is a distinct exception allowing a €250,000 minimum for conversions of commercial/industrial properties to residential use, or the restoration of listed buildings.
The Greek Golden Visa grants a 5-year residence permit. This permit is indefinitely renewable for subsequent 5-year periods, provided that the qualifying property investment is maintained in your name.
No, the Golden Visa does not grant the right to standard salaried employment in Greece. However, investors are permitted to be shareholders, board members, or CEOs of Greek companies and receive dividends from those entities.
The program offers excellent family reunification. It covers the main investor's spouse or registered partner, unmarried dependent children up to the age of 21, and the parents of both the main investor and their spouse.
Under the latest regulations, properties acquired for the Golden Visa cannot be used for short-term rentals (such as Airbnb). However, standard long-term residential leasing is fully permitted and common among investors.

We manage the practical execution—from property search coordination and tax number issuance to liaising with legal partners and scheduling biometrics—ensuring a structured, transparent process without the burden of managing multiple disconnected agencies yourself.
This one-time fee covers our end-to-end operational coordination for the primary investor. It includes initial eligibility assessment, property search coordination, Greek Tax Number (AFM) issuance, bank account opening, liaison with legal/notary partners, application preparation, and biometrics accompaniment.

It excludes third-party costs such as the property purchase price, property taxes, notary and land registry fees, independent legal counsel fees, government application fees (€2,000 for the primary applicant), and official translation/apostille costs.
We charge a €1,500 coordination add-on fee per dependent. This covers the coordination of their document translations, individual application preparation, biometrics appointment scheduling, and residence permit collection.

Our role is to act as an operational coordination layer between the client and various independent, licensed professionals in Greece. 3. Scope of Relocation Programs

Hellenify coordinates residence permit pathways only. Greek citizenship and passport acquisition is a separate, long-term legal process governed by distinct statutory criteria, minimum residency requirements, and government discretion. We do not guarantee, imply, or coordinate citizenship applications as part of our standard services.

Residency program eligibility requirements, investment thresholds, and government processing timelines are determined by Greek authorities and are subject to change without notice. We provide information based on our current understanding of applicable regulations but cannot guarantee the accuracy of this information or the outcome of any application.
